Move-In Formalities
To be done at Customer Care Office @ Zephyr Clubhouse basement with following documents:
For Owner Move-in
1) Possession letter.
2) Car Parking Allotment letter.
3) Registration of flat to be completed (mail confirmation from CRM).
4) ID Proof of all members of the family residing in your flat.
5) Owner have to sign the move in form.
NOTE: The above hard copy documents has to be submitted atleast 3 days in advance. Move-in will not be allowed without completion of the above mentioned formalities.
For Tenant Move-in
1) Registration of flat to be completed (mail confirmation from CRM).
2) Owner’s authorization letter or mail to permit the Tenant to occupy your flat.
3) Registered/e stamped copy of rental Agreement between the Owner and Tenant.
4) Possession letter.
5) Car Parking Allotment letter.
6) ID Proof of all members of the family residing in your flat.
7) Owner and tenant have to sign the move in form. (If owner is unavailable for signing, mail will suffice).
NOTE: The above hard copy documents has to be submitted atleast 7 days in advance. Move-in will not be allowed without completion of the above mentioned formalities.
MyGate & Vehicle Registration Process
To be done Customer care Office @ Zephyr Clubhouse basement with following documents:
1. Car allotment letters (if already submitted not required second time)
2. Vehicle RC copies.
3. MyGate App registration request.
Property Tax
Tried & tested steps for paying the Property Tax for PLH Owners
1. Search mail from CRM directly to you with heading "PLH Assessment Order - PROPERTY TAX DETAILS".
2. Open attached excel and copy your application number.
5. Verify your flat number. All are non editable field. Scroll down and pay it. This is for F.Y. 2018-2019.
6. Download and save the receipt. It will be needed while Khata Transfer.
7. Next F.Y 2019-2020 payment - Goto Home tab and enter ur application number. Option will display to change your phone number in this session, update phone number and do the payment.
7. Don't select challan at any case if you want to pay online only.
8. If you pay for 3rd year - F.Y 2020-2021 (advance) you will get 5% rebate. Last date for rebate is 31st May.
Note:
1. PROPERTY TAX is payable by each owner irrespective of HANDOVER / REGISTRATION done or not for both the financial year.
2. For BOOKING DONE FROM 1st May 2018 onwards, PROPERTY TAX IS PAYABLE IN FULL for both the financial year. However if any refund applicable on PRO-RATE BASIS will be taken up POST 30th APRIL 2020.
3. In case of payemnt failure, check payment status tab - you can try after 30 mins.
4. In case challan is selcted by mistake, you need to wait for month end or riase a ticket.
Online Khata Transfer
Verified & Successful steps
1. Each file size must be less than 7 MB, Total of all file size to be uploaded must be less than 15 MB. Suggest to compress the file size beforehand.
2. One month after uploading the document, you will get the message "Your Transfer of Khatas application with Sakala number BB199000xxxxx23 is under process. Khatha transfer is approved."
3. Pay the fees as per demand (2% of stamp duty + Rs. 135.00) at nearby BangaloreOne (950 metres from PLH Main gate).
4. You will receive SMS to download khata certificate.
5. Once recieved, you may go nearby ARO office (ARO Whitefield Office, Ramagondanahalli Varthur Main Road beside Honda showroom) to collect khata certificate and extract.
Note: Online paymeny is for EC Application & payment at BangaloreOne is for Khata Transfer
1. Visit BESCOM office (3rd floor - Arya hub mall @ Hope farm junction). Get the documents verified by the account officer
2. After verification, go to fast track counter. Takes some good time to get payment challan
3. Go to payment counter nearby. Make a payment of Rs.618/- and get the receipt. There will be 4-5 different receipts in that
4. You need to write each receipt number with it's amount in the payment challan copy and submit at fast track counter. Note: Payment counter remains closed during 1.30 pm to 2.15 pm
5. You will need to sign power agreement and indemnity bond provided there, and get an acknowledgement letter
Note: It may take 2 months for the meter name transfer
